To get started with JVP Ventures call or text 973- 512-4018 and request the Private Placement Memorandum (PPM). JVP Ventures uses Doorloop as their limited partner portal. In this portal is where all documents will be signed and you as the limited partner can see all of your holdings as well as financial data on your property holdings.
To Participate in any of JVP Ventures offerings, the limited partner must be an accredited investor. An accredited investor is someone that makes $200,000 per year individually, $300,000 per year jointly with a spouse or has at least $1 million dollars of net worth.
JVP Ventures will accept limited partners as an Individual, Joint, Trust, Corporation or IRA. Can I use my IRA? IRA's can most certainly be used to allocate funds. The use of a Special Asset Custodian Self Directed IRA will be used.
JVP Ventures accepts non US based limited partners. Those international investors must be an accredited investor and depending on the type of account that is being used will determine the paperwork that is involved.
JVP Ventures targets low to mid teens on a cash on cash return annually. These are target returns and can vary depending on each property specifics. Cash flow can change on each property at a moment's notice as well as expenses can incur on the property that are out of the scope of normal operations. These are all taken into account before distribution are sent
The general partners are the largest investors in each deal. The amount allocated varies from deal to deal and usually start at a 20% equity stake on each deal. For example, if JVP Ventures is raising $1 million to purchase a $3 million property, the general partners will allocate at minimum $200,000 of their own funds to the deal.
Each limited partner will receive a form K1 each year. A form K1 is a tax form used by partnerships to provide limited partners with detailed information on their share of the partnership's taxable income. Due to the complexity of depreciation we aim to finalize the form K1's by March 31st but at times may be required to file an extension for filing the federal, state and local tax returns.
Generally, each deal can be held into perpetuity but that is not our intention. JVP Ventures seeks to de-risk each limited partner within a 3 to 5 year period through the means of cash out refinances or even total sale of the property. There are times where this is not an option and can be held much longer.
VP Ventures will distribute cash flow on a quarterly basis starting after 12 months. In many cases, distributions may start earlier and only if the general partners feel the cash flow is stabilized enough to continue distributions
JVP Ventures charges a 25% carried interest on the amount after the preferred rate is paid out to the limited partners. For example, if the preferred rate is 5% and the annual distribution is 10%, the limited partner will receive the first 5% with the second 5% split 25% to the general partner and 75% to the limited partner. In this example the limited partner would receive a total of 8.75% and the general partner would receive 1.25%. JVP Ventures fee structure is one of the lowest in the industry and is structured in a you win they win scenario.
Title is held by the LLC that is purchasing the property. The title of the property is not in an individual name or in the names of the limited partners. Each limited partner owns a percentage of the LLC which owns the property.
